مکان یابی اراضی مستعد توسعه درونزا در بافت فرسوده با بهره گیری از مدل تحلیلی F’ANP؛ (نمونه موردی: محله شهید آوینی مشهد)

ملخص المقالة :
زمینه و هدف: بافت هایی که در گذشته و در فرآیند زمانی طولانی شکل گرفته، با رشد جمعیت شهرنشینی و توسعه شهرها، به مرور دچار ضعف عملکردی شده است. از طرفی دیگر، تاثیرات رشد بی رویه جمعیت شهری، منجر به رشد پراکنده و پیدایش پدیده حاشیه نشینی شده است؛ که مسائل و مشکلات خاص خود را ایجاد کرده است. این در حالی است که اراضی درون شهری به دلیل وجود زیر ساخت ها و امکانات شهری، بهترین گزینه برای توسعه های شهری می باشد. بر این اساس در مقاله حاضر با تدوین معیارها و شاخص های شناسایی اراضی مستعد توسعه درونزا، از متون نظری و تجارب عملی، به مکان یابی این اراضی در بافت فرسوده محله آوینی شهر مشهد پرداخته است.روش بررسی: در همین راستا به منظور درک مفهومی و کارشناسی از ویژگی های اراضی مستعد توسعه درونزا، پرسشنامه ای در زمستان سال 1397 بر مبنای چارچوب نظری تدوین و توسط متخصصان و کارشناسان شهرسازی تکمیل شده است. روش تحقیق در این مقاله، از یک سو روش تحلیلی F’ANP، که تلفیقی از روش های تحلیلی عاملی و ANP، و از سوی دیگر تحلیل داده های ثانویه مربوط به مکان یابی اراضی مستعد توسعه درونزا در سیستم اطلاعات جغرافیایی GIS است.یافته ها: از بین تمامی عامل های تاثیر گذار بر شناسایی اراضی مستعد توسعه درونزا در محله شهید آوینی، معیارهای عملکردی و دسترسی و شاخص های مرتبط با آنها، بیشترین اولویت و اهمیت را در مکان یابی این اراضی دارد و قطعات با کاربری بایر و تولیدی و کارگاهی که در بخش های شمال و شمال شرقی محله قرار گرفته است، با وزن مکانی بین شـش (6) تا نـه (9)، از اولویت بالاتری نسبت به سایر قطعات، جهت انجام فرآیند توسعه درونزا برخوردار است.بحث و نتیجه گیری: یافته های این مطالعه نشان می دهد که، از بین تمامی عامل های تاثیر گذار بر شناسایی اراضی مستعد توسعه درونزا در محله شهید آوینی، معیارهای عملکردی و دسترسی و شاخص های مرتبط با آنها، بیشترین اولویت و اهمیت را در مکانیابی این اراضی دارند؛ علاوه بر این، قطعات با کاربری بایر و تولیدی-کارگاهی که در بخش های شمال و شمال شرقی محله قرار گرفته اند، با وزن مکانی بین شـش (6) تا نـه (9)، از اولویت بالاتری نسبت به سایر قطعات، جهت انجام فرآیند توسعه درونزا برخوردار اند.
