Abstract :
Nowadays, rural areas in different parts of the world and Iran have undergone many changes under the influence of various political, economic, social and cultural factors. The aforementioned changes are both in the socio-economic and physical-spatial fields. These changes are such that in some cases they transform the nature of villages and change or even destroy the basic characteristics of rural areas. The aforementioned changes have both positive and beneficial aspects and negative and harmful aspects, as a result of these changes, the natural resources and culture of rural areas have become a commodity that is bought and sold. In this way, rural lands have lost their economic use and have become so-called "commodities". The phenomenon of "commodification" in peri-urban rural areas is more pronounced than in villages that are further away from the city; because peri-urban villages are influenced by the cities around them, and here the mutual relationship between the city and the village causes many changes in rural areas. The present study was conducted with the aim of identifying the factors and mechanisms affecting the commodification of land in the peri-urban rural area of Tehrandasht. This study was applied in terms of its purpose and in terms of its method, it was qualitative in line with the inductive-deductive strategy. The data collection tool was in-depth interviews and purposive sampling method, considering the nature of the research, and grounded theory was used to analyze the data. The research findings showed that first, the phenomenon of land commodification as a complex process is directly influenced by neoliberal policies and free market economics that define rural land within the framework of the logic of profit. Then, rural lands have been exposed to the phenomenon of commodification in the form of geographical location factors, mechanisms of the economic system, inefficient management, and changing cultural attitudes. The phenomenon of land commodification in the rural area of Tehrandasht has resulted in consequences such as spatial congestion, spatial inequality, environmental destruction, and the spread of consumerism.
