Abstract :

Then, in order to evaluate the influencing factors, experts were asked for their opinions in the first part, which presents the descriptive findings and introduces the sample size. In the first part of this research, the physical development of Tabriz city during the time periods of 1364, 1384, 1394, and 1400 has been discussed. The results show that there are differences among the 10 districts of Tabriz in terms of land use pattern and population density. So that in all the studied areas, the significance level is less than 0.05 with the assumption of p>0.05. As a result, the conditions of the examined indicators are different at the level of the regions. In terms of the general index of justice in land use, there is a significant difference between regions and according to the average of region 5 (1.960) with other regions 2 (1.901), region 10 (1.001), region 6 (0.987), region 1 (0.921), region 9 (0.887), region 4 (0.801), region 3 (0.798), region 7 (0.667) and 8 (0.557). This difference is in favor of 4 regions 5, 2, 10 and 6, and these regions are part of the conditions of land use distribution pattern. They are better. According to the investigated results, it can be stated that Moran's index is 0.107252, it is close to one, it can be said that the data have spatial autocorrelation and clustering pattern, the high value of Z (101.036834) and the low p-value (0.000000) show the confirmation of the clustering pattern of the population and distribution It is land use. The analysis of blue spots (cold spots) shows that in the city of Tabriz, the population in the middle and central parts of the city, the limit of areas 8, 4, 3, 1, 2 and 10 has a high density, and in the central parts of the city, which includes the market and local Offices and organizations have a strong mix of uses, and as a result, service and residential per capita is low.
